Bring the information you have. Unknowns become preparation tasks; they do not automatically prevent an initial conversation.

  1. What site or operating business is offered, and what rights does the promoter control?
  2. Who is the intended visitor, what brings them here and how will the project reach them?
  3. Is this a new project, an expansion, refurbishment or an operating partnership?
  4. Who will develop and operate it, and what preparation is still required?

Describe what exists, its source and date, and what still needs confirmation. Sensitive records should follow an agreed private sharing process.

  • Site or business ownership and lease information, representative authority and available location plans.
  • Existing operator registration, licences and permits where there is an operating business; a permissions plan for new development.
  • Available project memorandum, demand evidence, operating history, occupancy or visitor records and competitor context.
  • Development budget, access and utilities assessment, operating concept, proposed partner terms and preparation milestones.

Zimbabwe Tourism Authority

Applicable tourism operator registration, standards and investment guidance.

Relevant local authority and site custodian

Land use, development, building and site-specific permissions.

Environmental Management Agency

Applicable environmental assessment and management requirements.

The permissions route depends on the operator category, site and activity. An existing registration does not prove that a proposed expansion or change of operator is authorised.

A project near a heritage site or protected area must establish its own access and development permissions; proximity is not a concession.

Separate the attractiveness of the destination from evidence of demand for this particular facility or experience.
